GREEN SPACE IN THE IMPROVEMENT SYSTEM OF ADJACENT TERRITORY (PRIVATE) AREAS OF APARTMENT BUILDINGS

Improvement of adjacent areas of apartment buildings with green plantings can be an integral part of planning development of “green” infrastructure in populated areas. The article considers the Federal and regional norms on the minimal level of green plantations within the areas adjoining multi-apartment buildings. In order to improve the territories adjacent to apartment buildings with green spaces, the established standards for greening residential areas are analyzed, an example of differentiating the improvement of adjacent territories from the standpoint of the marketing and economic-statistical analysis of the housing market is given, and the characteristics of the possible greening elements are considered. It is proposed to introduce an extended environmental assessment of the potential for landscaping areas adjacent to apartment buildings with green spaces. According to marketing research, the criteria for the adjoining territory depend on the class of housing under construction. By the example of compensatory landscaping in Moscow, the issue of using large-sized planting stock in new construction is being studied. For the environmental assessment of the completed apartment construction, we propose to discuss the development of standards for green spaces, including quantitative standards, i.e., the number of trees per unit area of the adjoining territory; the number of shrubs per unit area of the adjoining territory; the area of grass cover per unit area of the adjoining territory; the area of flower beds per unit area of the adjoining territory, as well as per unit area of grass cover; the qualitative standards, characterizing the state of green spaces, according to the species, type, age, etc.; and aesthetic standards that characterize the local landscape formed with the help of green spaces. The standards should be developed taking into account the natural and climatic differences between settlements, and they should make allowance for green plantations located both on land plots and on engineering structural units of buildings. Expert assessment can become an incentive for investors and developers of apartment buildings to use a rational amount of effective planting material in adjoining territories, regardless of the housing class taking into account the sustainable development of the city.
